My husband and I will personally inspect your property to ensure it is safe and secure, giving you peace of mind. 

The frequency of visits depends on your preference and the level of security wanted.  We typically visit twice a month. Immediately following inspection, the homeowner will be contacted if issues are found, along with pictures

For both condo and homeowners, we will provide the following services:

Visual Inspection

Examine the property for any visible signs of damage, intrusion, or leaks.

Electrical Panel

Inspect for tripped circuit breakers and resolve issues if needed.

Inspect all Windows
and Doors

Checking for signs of damage, intrusion, or leaks.

Inspect for Pests

Look for evidence of insects, rodents, or other pests throughout the home.

Check Appliances

Ensure that all appliances are

functioning properly.

Emergency Prepardness

Have emergency protocols in place for break-ins or weather-related incidents.

Inspect Ceilings

Check for signs of leaks, stains, or damage.

Mold and Mildew

Check for visible signs or odors indicating mold or mildew growth.

Run All Taps and Showers

Test all faucets, showers, and tubs for proper function and for leaks or cracks.

Water Heater

Look for leaks, corrosion, or other signs of malfunction.

Air Conditioning and Heat

Verify that the air conditioning and heat are working properly.

Flush Toilets

Test functionality and inspect for leaks.

In addition to the aforementioned, homeowners will receive these extra inspections:

Walk Perimeter of Home to Inspect:

  • Pool pump and water softener for damage

  • Landscaping and lawn to determine the level of care provided by lawn service

  • Roof and gutters for damage or obstructions

  • Lanai access doors and screens for damage or attempted access

  • Animal-related damage to the home, lanai, or yard

  • Exterior lighting

  • Check garage

$95.00 per month, which includes two visits

  • Inspect the condition of the homeowner's boat/golf cart

  • Start the vehicle, check the battery, and tire pressure

  • Coordinate access to subcontractors

  • Top off fuel for cars upon request

  • Car detail service available upon request

  • Open and prep residence for owner's arrival
